The Coyle Group provides two primary types of measurement services.
The first being a simple Perimeter Measurement. This is perfect for real estate agents or homeowners who are simply interested in knowing the square footage of a home and any accessory structures. You will receive a detailed sketch displaying perimeter and the overall square footage of these structures. These measurement and sketches are performed by a certified real estate appraiser or assistant appraiser using a DISTO laser measuring device, accurate to within 1/16 of an inch. All home sketches are completed using ANSI Guidelines to arrive at an accurate Gross Living Area (GLA) and Gross Building Area (GBA). The results can be used for anything from informing buyers of a home's actual size to disputing county assessor's records.
Realtors - The most common law suit brought against real estate agents is misrepresentation of a property's square footage. Having a home measurement completed could be a great way to protect yourself. Not only will you have an accurate measurement of the house, you can now have detailed, color floor plans of all your listings to present to any interested buyers. Plans show accurate square footage of all interior spaces along with major room dimensions. Have definitive, accurate gross square footage documented with your listings along with interior square footage and dimensions of each room.
Also, agents, the cost of the service may be tax deductible as a business expense.
